Barndominium Builders in Kandiyohi County, Minnesota

Barndominium builders near Kandiyohi County work across a mix of prairie farmland and glacial lakes, from the fields around Atwater and Pennock to Green Lake, Diamond Lake and the Spicer and New London area. It is good country for a house with a big shop, but in this county the first question about a rural parcel is whether it holds a building eligibility, the right to put a home on it. We sell barndominium kits for owners who want to manage the build, draw custom plans with shop space for equipment, boats or a home business, and deliver turnkey homes with site work and permit drawings included. Unlike much of western Minnesota, most of Kandiyohi County enforces the State Building Code: most townships have adopted it, and the county's Environmental Services Department takes building permit applications and schedules inspections for rural projects. The same department runs zoning and the septic program, and a county-owned sewer district serves several of the lakes. Cities such as Willmar handle their own permits. Send us the parcel number and your plans, and we will confirm its eligibility, zoning district and sewer or septic situation before we draw anything.

Sewer or septic Septic (SSTS): county

Kandiyohi County Environmental Services

The county regulates the design, permitting, installation and inspection of septic (SSTS) systems, and a permit is needed to install, alter or repair one. A compliance inspection is required in shoreland zones with any land use permit, building permit or variance, and elsewhere for a bedroom addition or a sale. Sewer-district properties deal with their district instead.

Building on land near Kandiyohi County

Rural land here is sold by the acre but built on by the eligibility, so confirm the parcel's building eligibility with the zoning office before you buy. In A-1 farmland that means roughly one home per 40 acres; in A-2 up to four per quarter-quarter on lots of at least 2.5 acres. The county says it cannot tell an owner whether a lot is buildable: depth to the water table for the lowest floor, setbacks, septic and well placement, and wetland, shoreland and floodplain rules all have to check out. A split smaller than a full quarter-quarter needs a certificate of survey. Near Willmar, the Willmar page covers in-city lots.

Building in Kandiyohi County: questions

Start the survey
How much does it cost to build a barndominium in Kandiyohi County?
The building's size and finish come first; after that, rural Kandiyohi sites add a well, a septic system or a sewer-district hookup, and possibly fill to meet water-table rules. Per-square-foot ranges, each with its source, are in our barndominium cost guide, and the survey gets you a figure for your land.
Do I need a building permit for a barndominium in Kandiyohi County?
In most of the county, yes. Most townships have adopted the State Building Code, and rural permits are applied for through the county's Environmental Services Department with an application, site plan and building plans, followed by inspections. Inside a city, the city issues the permit. Where a township has not adopted the code, the code still applies and county zoning and septic permits are still required. We handle the permitting on turnkey builds.
What is a building eligibility, and does my land have one?
It is the right to apply for a building permit for a single-family home on a parcel. In A-1 farmland each 40 acres carries one; in A-2 a quarter-quarter can hold up to four. The county zoning office verifies eligibilities, and once a home is built or a parcel is sold with one, it is used. Check it before you buy land for a pole barn home.
Can I build on a lake lot in Kandiyohi County?
Yes, subject to shoreland rules. Any permit in a shoreland zone triggers a septic compliance inspection unless the lot is in a sewer district such as Glacial Lakes, and setbacks depend on the lake and road the lot fronts. The lowest floor also has to clear the water table, so a site visit comes before the floor plan.
