Barndominium Builders in Douglas County, Minnesota

Barndominium builders near Douglas County are working in a county of lakes and farmland, where the first question on almost any parcel is whether it sits in the Residential Shoreland District or out on agricultural ground. The county zones most of the countryside itself through its Land & Resource Management office, which also runs septic, shoreland and feedlot rules, but two places work differently: land within two miles of Alexandria also answers to the city's building code, and Alexandria Township has handled its own permitting since 2007. We supply barndominium kits for owners who want to run their own project, draw custom plans for a particular parcel, and deliver turnkey homes with site work and permit paperwork included. Elsewhere in the county, a new home needs a county land use permit, and an existing septic system older than five years must pass a compliance inspection first. Only four jurisdictions here enforce the State Building Code locally. Give us the parcel number and the building you want, and we will confirm which office permits it and what the district allows before any drawings are made.

Permits, Zoning & Septic in Douglas County

Who issues the permit, who zones the land and who handles septic can change at a city limit or a county line. Here is who decides each part in Douglas County, taken from the office or document that publishes it. Rules change, so check them again against your parcel before anything is drawn.

Who issues the building permit County or township, by location

Douglas County Land & Resource Management (land use permits); City of Alexandria Building Department within two miles of the city; Alexandria Township; each city

Land & Resource Management issues a land use permit for any structure built or moved onto a property, and the county says it can take up to 15 days. Within two miles of Alexandria's city limits the city's permitting and building code requirements also apply, and permitting in Alexandria Township has gone through the township office since 1 January 2007. Who decides the land use More than one zoning authority

Douglas County Land & Resource Management (Zoning Ordinance); Alexandria Township for its own land

The Douglas County Zoning Ordinance sets Agricultural, Rural Residential, Residential and Residential Shoreland districts, plus commercial and industrial districts, across the townships it administers. The Agricultural district exists to protect historically farmed land from scattered residential development. Alexandria Township zones its own land under a township ordinance effective June 2023.

Sewer or septic Septic (SSTS): county

Douglas County Land & Resource Management (Subsurface Sewage Treatment System Ordinance)

The county's SSTS ordinance, part of the Zoning Ordinance, covers septic systems in unsewered incorporated and unincorporated areas to MPCA standards. It requires a compliance inspection before any land use permit, conditional use permit or variance, with narrow exceptions for non-habitable farm buildings, and also on property transfer and for any permit in the Shoreland District.

Building on land near Douglas County

With so many lakes, a large share of the buildable land in Douglas County falls inside the Residential Shoreland District, where lot rules, setbacks by lake class and shoreland alteration permits shape what can go where. For a barndominium with a working shop, the Agricultural and Rural Residential districts are usually simpler: agricultural parcels start at two and a half acres, which leaves room for a wide building and a drainfield. Some lake townships are on regional sewer, while most rural land relies on septic, and the septic compliance inspection comes before the permit. The Alexandria page covers the city and its two-mile building code area.

Building in Douglas County: questions

Start the survey
How much does it cost to build a barndominium in Douglas County?
Size and finish drive the base price, while the parcel adds its own costs: a lake lot may need shoreland and stormwater work, and farm acreage usually needs a well, a septic system and power brought in. Our barndominium cost guide sets out sourced per-square-foot ranges and what changes them, and the survey lets us price your land.
Do I need a building permit for a barndominium in Douglas County?
Outside the cities you need a county land use permit for the new home, and within two miles of Alexandria the city's building permit and code inspections apply as well. Alexandria Township handles its own permits. Only the cities of Alexandria, Carlos and Osakis and Alexandria Township have adopted the State Building Code, so check DLI's directory for your township. Our permitting service handles the applications on turnkey builds.
What zoning and acreage do I need for a pole barn home in Douglas County?
In the Agricultural District the minimum lot is two and a half acres, and a platted Rural Residential lot can be as small as one acre, though the county can require more. A pole barn home with a big shop, a septic drainfield and a turnaround usually fits better on the larger end. On lake land, the Residential Shoreland District rules apply instead.
Will my existing septic system hold up a new build?
It can. The county requires a compliance inspection before it issues a land use permit, and if the inspection calls for an upgrade or replacement, a design and a septic permit are needed before the land use permit is granted. A system older than five years without a recent inspection should be checked early.
